Every structure we deliver arrives with an evidence pack: the documentation building control, warranty providers and lenders actually ask for. This page sets out how SIPs and timber frame structures meet UK Building Regulations, and what we hand over to prove it.

Part L — Thermal

Fabric performance, certified in advance.

Certified U-values by panel build-up (published on our Technical page), accredited junction details and thermal modelling. Current Part L is comfortably met by standard build-ups; enhanced and Passivhaus-level fabric is a specification choice, not a redesign.

Part B — Fire

An evidence route, resolved before manufacture.

Structural timber meets fire requirements through tested assemblies: protective linings, cavity barriers, fire-stopping and detailing at interfaces. We map the fire evidence route for the structure package — assumptions, test evidence and responsibilities — and put it in front of your building control body and fire engineer before manufacture, not after.

Warranties, Lenders & Building Control

Certified systems, accepted routes.

We supply certified systems from accredited manufacturing partners, accepted by NHBC and major warranty providers and mortgageable with mainstream lenders. Structural calculations, system certification, QA records and the weathertight handover record together form the pack your approvals depend on.

Installation by our own CSCS / SSSTS / CPCS qualified teams is QA-audited and signed off defect-free at weathertight handover — with the record included in your evidence pack, so what was built is documented, not assumed.

Are SIPs and timber frame accepted by NHBC and warranty providers?

Yes — certified systems from accredited manufacturers are accepted by NHBC and the major structural warranty providers. The key is the evidence trail, which we prepare as part of the package.

Are timber structures mortgageable?

Yes. Mainstream lenders accept certified timber frame and SIP construction. Problems arise with uncertified systems — which is exactly what our accredited-partner route avoids.

How do timber structures meet fire regulations?

Through a project-specific evidence route under Part B: tested build-ups, protective linings, cavity barriers and fire-stopping detail, with assumptions and responsibilities made explicit for building control. We co-ordinate that evidence before manufacture.
