SIPs vs timber frame: which should you choose?

The honest comparison — cost, speed, performance and compliance.

Most comparisons of SIPs and timber frame are written by companies that only sell one of them. Dynamic Offsite designs, supplies and installs both — so this guide has no side to take. Here's how the two systems actually compare on cost, speed, performance and compliance in the UK.

The short answer

Both are proven offsite systems that will get you a warm, airtight, compliant building faster than masonry. The difference is in the detail: SIPs (structural insulated panels) build the insulation into the structure itself, which makes them exceptionally strong on thermal performance and airtightness — a natural fit for low-energy and Passivhaus-aspiration projects, and for designs that want vaulted ceilings and open roof spaces. Timber frame is the UK's most established offsite method, typically more cost-effective at scale, with a deep supply chain and lender familiarity that makes it the default for housing developments. Many of the best projects we deliver use a hybrid of the two.

How each system works

Structural insulated panels (SIPs)

A SIP is a sandwich: two structural facings (usually OSB) bonded either side of a rigid insulation core. The panel is the structure and the insulation in one factory-made component. Because there's no separate stud frame interrupting the insulation, SIPs suffer far less thermal bridging, and panel joints can be detailed for excellent airtightness. Roof panels are self-supporting over generous spans, which is why SIPs suit room-in-roof designs and vaulted spaces so well.

Timber frame

Timber frame uses engineered studwork panels — manufactured offsite, erected on site — with insulation fitted between and over the studs. It comes in two main flavours: open panel (insulation and membranes added on site) and closed panel (insulation, membranes and sometimes windows and service zones fitted in the factory). Closed panel systems push more of the work offsite, improving quality control and site programme — and score a higher pre-manufactured value (PMV), which matters on funded schemes.

Cost: SIPs vs timber frame per m²

Indicative UK figures, and every project genuinely is different — treat these as a starting point for budgeting, not a quote:

  • A timber frame structural package (design, supply and erect) typically runs around £350–£400 per m² for a standard self-build specification, usually landing at 15–20% of the total build budget. A whole finished build in 2026 commonly sits in the £2,500–£3,500 per m² range depending on specification.
  • A SIPs superstructure is usually a modest premium over open-panel timber frame — the panels themselves cost more, but you're also buying the insulation layer and a faster path to weathertight. On whole-project cost the gap narrows once reduced site labour, shorter programme and smaller heating plant are counted.
  • Closed panel timber frame sits between the two: a higher package price than open panel, offset by less site work and a shorter programme.

So, are SIPs cheaper than timber frame? On the package price, usually not — open-panel timber frame is normally the lowest-cost route to a structure. On the finished, heated, occupied building, the comparison is much closer, and for low-energy specifications SIPs can come out ahead because the performance is built in rather than added on.

Speed on site

This is where both systems embarrass masonry. A timber frame shell can be weathertight in days rather than months — cutting up to eight weeks from a typical programme compared with brick and block. SIPs erect at a similar pace, and because the shell is insulated the moment it's up, follow-on trades can start sooner. For developers, that programme saving compounds across plots: earlier weathertight means earlier first fix, earlier completions and less finance cost carried.

Thermal performance, U-values and airtightness

Both systems comfortably meet current Part L — the difference is how hard you have to work to get beyond it.

  • SIPs achieve certified wall U-values of 0.18 W/m²K at 150mm, stepping down to 0.12 W/m²K at 225mm — in the panel, before linings — with minimal thermal bridging and very strong airtightness from the panel system itself. This is why SIPs are so often the shortcut to Passivhaus-level fabric.
  • Timber frame achieves comparable U-values by design — deeper studs, full-fill insulation and insulated linings — and a well-detailed closed panel system gets close to SIPs on airtightness. The performance is there; it just has to be specified and built in rather than arriving by default.

Compliance, mortgages and warranties

Both systems are well within the mainstream: recognised by building control, accepted by NHBC and the major warranty providers, and mortgageable with all mainstream lenders when delivered with proper certification. What matters more than the system is the evidence trail behind it — certified systems from accredited manufacturers, structural calculations, and installation by teams who can hand over the airtightness and compliance documentation your building control body and warranty provider will ask for. Frequently asked questions

Are SIPs cheaper than timber frame?

Usually not on the package price — open-panel timber frame is normally the cheapest structural route. But SIPs include the insulation layer and reach weathertight faster, so on whole-project and running costs the gap is much smaller than the quotes suggest.

What U-values do SIPs achieve?

Certified values from 0.18 W/m²K at 150mm down to 0.12 W/m²K at 225mm panels — comfortably beyond current Building Regulations and toward Passivhaus territory with detailing.

Is one system faster to build?

Both reach weathertight in days rather than months. SIPs hold a slight edge to a usable shell because the insulation is already in the panel; closed panel timber frame closes most of that gap.

Can you mix SIPs and timber frame on one building?

Yes — hybrid structures are increasingly common. Timber frame walls with a SIPs roof is the most popular combination, giving cost-effective walls and a high-performance, self-supporting roof.
