What Moves The Price

Six things that change the number.

  • Performance target: thicker panels and better U-values cost more in materials.
  • Spans and openings: large glazed openings and open-plan spaces need steel, glulam or LVL.
  • Roof form: rooms in the roof, dormers and complex roofs add design and install time.
  • Access and lifting: restricted sites need smaller lifts or more crane time.
  • Storeys and scale: repeat house types and larger schemes bring the rate down.
  • Design stage: engaging before the design is fixed is where the biggest savings come from. On one scheme, engineering and procurement took out £160k.
